Planning

Step by Step Development Process
One of the first fears is the Development process. Here at Trig Consultants we are here to help you understand all steps from the beginning to the end. Below you will see a broad step by step process for you, with the goal of making this as transparent as possible. We are more than happy to delve deeper into each process and information at no cost, just contact us or give us a call whenever!
Step 1
Feasability
You come to us with your Goal/Idea. After careful deliberation, we will conduct a Topographical survey of your current site. This will map out all features in relation to your boundaries and provide a foundation for planners, architects and engineers to design your development.STEP 2
Preliminary Design
These steps include designing your new boundaries. If developing new dwellings, this will include architectural design for your new landscape & engineering design for your transport access and services. During this stage, our experience highlights any potential issues or opportunites that can be taken for your developmentStep 3
Planning / Resource Consent
After design, our planner will draft a Resource consent application for your local Council, in which, experience & communication is vital with getting your Resource consent approved. Approval gives you the opportunity to start works.Step 4
Engineering Plan & Building Consent Approval
After your type of consent has been approved, any engineering design relating to the approved consent can now be signed by a Qualified Engineer & accepted by your local council
STEP 5
Construction
If any construction was involved in your work, now you can begin. Contractors will be needed for shifting earthworks, surveyors for monitoring & setting out the new locations according to the approved plans. Processes and the order of progressing will change depending on your type of development. Following the end of each stage of construction, our surveyors will measure the constructed locations for final as built plans, signed by a Licenced Cadastral Surveyor.STEP 6
s223 & Land Transfer Survey
In the background, our survey team will define your new boundaries via physical markers & handling all matters with Land Information New Zealand (LINZ). This process involves your Solicitor regarding legal encumberances on the future title.STEP 7
s224c Certification
All works completed in your development will need proof and verification that steps have been followed to the approved resource consent previously mentioned. This includes Producer Statements (PS), Clearance Statements (CS), Asbuilt Plans, Completion Letters/Certificates. All these documents will need to be reviewed and verified by a Licenced Cadastral Surveyor & signed.STEP 8
Issue of New Title
Once LINZ approves the survey plan (223 Stage) & Council have issued a 224 completion certificate the survey will be formally recognised & your new title is created. The Surveyor and your Solicitor will handle the final steps for completion. You have now made your inital idea a reality!
